If you're selling a home in Boston, Worcester or Springfield, MLS PIN is the system most local real estate agents search when they look for homes for their buyers. MLS PIN, short for MLS Property Information Network, is a multiple listing service for participating real estate professionals. It is not a public website, and homeowners can't open an account and post a listing on it themselves. A property gets into MLS PIN through a participating licensed brokerage.
MassachusettsFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with MLS Property Information Network, Inc. (MLS PIN). This guide explains how the system works so you know what to expect.
What Is MLS PIN?
A multiple listing service is a shared database where member brokerages publish properties for sale so that other participating professionals can find them. When one brokerage lists a home on MLS PIN, agents at other member brokerages can search for it, review its details and arrange showings for their buyers. Agents and brokers work with MLS PIN listings through its Pinergy platform.
Each MLS PIN record is entered and maintained by the listing brokerage. It holds the property facts, photos, a description, the asking price, the listing status and the showing instructions. When something changes, the brokerage updates the record and the change reaches agents searching the system.
MLS PIN plays a central role in Massachusetts real estate because so many agents across the state rely on it for current listing information. It is still one tool among several, though. Public websites, private networks and other MLS systems also play a part in how homes are marketed.
Which Parts of Massachusetts Does MLS PIN Cover?
MLS PIN is the primary MLS for most Massachusetts locations. That includes Greater Boston communities such as Boston, Cambridge, Newton and Quincy, North Shore and South Shore towns such as Danvers and Braintree, and communities across Central and Western Massachusetts, including Worcester and Springfield. Berkshire County properties are also listed on MLS PIN under our standard packages.
MLS PIN serves Massachusetts, but it is not the state's only MLS. Cape Cod & Islands MLS is the primary MLS for applicable Cape Cod and Islands locations, and Nantucket also has its own separate MLS, LINK; read how Cape Cod & Islands MLS works for the details. We confirm which MLS applies from each property's exact address, and you can browse the towns we serve on our Massachusetts coverage page.
Can a Homeowner List Directly on MLS PIN?
Generally, no. MLS PIN access comes through a participating licensed brokerage. Massachusetts sellers usually choose between three paths:
- Sell it yourself without an MLS listing. You market the home with signs, word of mouth and public websites, but the property won't show up in the MLS PIN searches agents run for their buyers.
- Hire a traditional full-service listing agent. The agent enters the listing and usually handles pricing advice, marketing, showings and negotiation in exchange for a percentage-based commission.
- Use a flat fee MLS listing brokerage. The brokerage enters your property on MLS PIN for a set fee, and you keep responsibility for showings, buyer questions and negotiations.
A flat fee listing does not give you your own login to edit the MLS PIN record. The brokerage maintains the listing, and you send it any changes you want made. Our step-by-step process explains how a listing is set up, and the FAQ answers common seller questions.
How Does an MLS PIN Listing Reach Zillow and Realtor.com?
Once the brokerage enters your property on MLS PIN, listing information may be shared with consumer websites such as Zillow, Realtor.com and Redfin under data-sharing arrangements between the MLS, its participating brokerages and those sites.
Every public website controls its own timing and display. A listing may appear on one site before another, look different from site to site, or not appear on a particular site at all. No listing service can guarantee how or whether each third-party website shows a property.
How Do Buyers and Agents Contact the Seller?
Your contact information is shown on the MLS, so a buyer's agent searching MLS PIN can reach you directly to ask questions or book a showing. On public real estate websites, buyers may see the listing office's contact details instead of yours.
The optional Call Forwarding upgrade ($50) routes calls placed to the listing brokerage's designated phone number to your preferred phone number. Website-controlled features, such as Zillow's 'Schedule a Tour,' may instead direct inquiries to a participating buyer's agent.
Can Sellers Change Their MLS PIN Listing?
Yes, through the listing brokerage. Common requests include:
- Asking-price changes
- New or replacement photos
- Corrections to the property description
- Updated showing instructions
- Status changes, such as temporarily withdrawing the listing
You send the request, and the brokerage reviews it and updates the MLS PIN record. Both of our packages include unlimited listing changes, subject to applicable MLS rules and brokerage review.
How Much Does an MLS PIN Listing Cost?
MLS PIN does not sell listings to homeowners. What you pay is the brokerage's fee for entering and maintaining your listing. MassachusettsFlatFeeMLS.com offers two packages:
- Standard, $149: 6-month listing term, up to 25 photos.
- Premium, $188: 12-month listing term, up to 50 photos, Open House Alerts included.
Optional upgrades can be added at checkout: Call Forwarding and Showing Time are $50 each, Additional 25 Photos is $50, Open House Alerts is $50 with Standard, and a second MLS listing on Cape Cod & Islands MLS can be added for $150. These are our prices, not fees charged by MLS PIN. See every detail on the pricing page.
Neither package requires you to offer a buyer-agent commission, and compensation offers are not placed in the MLS listing. If you choose to pay a buyer's agent, that is a separate agreement you negotiate outside the MLS.
What Happens When the Property Goes Under Contract or Sells?
Let the listing brokerage know promptly when you accept an offer, if a deal falls through and when the sale closes. The brokerage updates the MLS PIN status according to the transaction and the applicable MLS rules, so agents can see whether the home is still available.
Status changes are not always instant. The brokerage may need to review paperwork first, and public websites refresh on their own schedules, so an update can take time to appear everywhere.
Frequently Asked Questions
- Is MLS PIN the same as Zillow?
- No. MLS PIN is a private listing database used by participating real estate professionals. Zillow is a public consumer website run by a separate company. MLS listing information may be shared with public websites, but each site decides how and whether to display it.
- Is MLS PIN the only MLS in Massachusetts?
- No. MLS PIN is the primary MLS for most Massachusetts locations, while Cape Cod & Islands MLS is the primary MLS for applicable Cape Cod and Islands locations. We confirm which MLS applies from the exact property address.
- Can I sell my Massachusetts home by owner and still appear on MLS PIN?
- Yes, through a participating licensed brokerage. A flat fee listing brokerage enters the property on MLS PIN while you keep responsibility for showings, buyer questions and negotiations.
- Can buyers and agents contact me directly?
- Your contact information is shown on the MLS, so agents can reach you directly. Public websites may show the listing office's contact details instead, and the optional Call Forwarding upgrade can route those calls to your preferred phone number.
- Can I change my price or photos after the listing is live?
- Yes. You request changes through the listing brokerage, which updates the MLS PIN record after review. Both packages include unlimited listing changes, subject to MLS rules and brokerage review.
- Do I have to offer a buyer-agent commission?
- No. Neither package requires a buyer-agent commission, and compensation offers are not placed in the MLS listing. Any payment to a buyer's agent is a separate decision negotiated outside the MLS.
