Selling a home in Falmouth, Chatham, Edgartown or Nantucket works a little differently from selling in Greater Boston. On Cape Cod and the Islands, many local agents rely on Cape Cod & Islands MLS, a regional multiple listing service operated by the Cape Cod & Islands Association of REALTORS® and used by participating real estate professionals. Like any MLS, it isn't a public website and homeowners can't post a listing on it themselves. A property is entered through a participating licensed brokerage.
MassachusettsFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with Cape Cod & Islands MLS or the Cape Cod & Islands Association of REALTORS®. This guide explains how the system works so you know what to expect.
What Is Cape Cod & Islands MLS?
Cape Cod & Islands MLS is a regional database where member brokerages publish homes for sale on the Cape and the Islands so other participating professionals can find them. Agents who work these markets search it to match their buyers with available properties, from year-round homes to seasonal and waterfront properties.
The listing brokerage enters and maintains each record, including property details, photos, a description, the asking price, the listing status and showing instructions. Updates the brokerage makes reach agents who search the system.
Which Communities Does Cape Cod & Islands MLS Serve?
Cape Cod & Islands MLS is the primary MLS for applicable Cape Cod and Islands locations. On Cape Cod, that includes Barnstable County towns such as Barnstable, Bourne, Sandwich, Falmouth, Mashpee, Dennis, Harwich, Chatham, Orleans and Truro. On Martha's Vineyard it includes Dukes County towns such as Edgartown, Oak Bluffs and Tisbury. Its published mandatory-listing area covers Barnstable, Dukes and Nantucket counties and the town of Wareham. Nantucket also has a separate MLS, LINK, so Cape Cod & Islands MLS is not the only system used for island properties.
Because the right MLS can depend on the exact property, we confirm which MLS applies from each address. You can find your town on our Massachusetts coverage page.
How Is Cape Cod & Islands MLS Different From MLS PIN?
MLS PIN is the primary MLS for most of Massachusetts, including Greater Boston, Central and Western Massachusetts. Cape Cod & Islands MLS focuses on the Cape and the Islands. The two systems are separate, with their own members, rules and records.
Their audiences can overlap. Some agents belong to both systems, and buyers moving from off-Cape may be working with an agent who mainly searches MLS PIN. That's why some Cape and Islands sellers choose to appear on both. Read how MLS PIN works for more on the statewide system.
How Do Cape and Islands Homeowners Get MLS Exposure?
Through a participating licensed brokerage. Homeowners on the Cape and Islands typically weigh three options:
- Sell without an MLS listing. You rely on signs, word of mouth and public websites, and your home won't appear in the MLS searches local agents use.
- Hire a traditional listing agent. The agent lists the home and usually manages pricing advice, marketing, showings and negotiation for a percentage-based commission.
- Choose a flat fee MLS listing. The brokerage enters the property on Cape Cod & Islands MLS for a set fee, and you handle showings, buyer questions and negotiations.
You don't receive your own login to edit the MLS record. The brokerage maintains it and makes the changes you request. See our step-by-step process for how a listing is set up.
Will a Cape Cod & Islands MLS Listing Appear on Zillow and Realtor.com?
Listing information from Cape Cod & Islands MLS may be shared with public real estate websites such as Zillow, Realtor.com and Redfin under data-sharing arrangements between the MLS, participating brokerages and those websites.
Each website sets its own timing and layout, and some may not show a particular listing at all. No listing service can guarantee how any individual third-party website displays a property.
How Do Buyers and Agents Reach the Seller?
Your contact information is shown on the MLS, so agents searching Cape Cod & Islands MLS can contact you directly to request a showing or ask questions. Public websites may show the listing office's contact details rather than yours.
The optional Call Forwarding upgrade ($50) routes calls placed to the listing brokerage's designated phone number to your preferred phone number. Website-controlled features, such as Zillow's 'Schedule a Tour,' may instead direct inquiries to a participating buyer's agent. If you'd like help coordinating agent appointments, Showing Time ($50) lets you manage showing requests by text or email.
Can I Update My Listing or Its Status?
Yes. Send your request to the listing brokerage, which reviews it and updates the Cape Cod & Islands MLS record. Sellers commonly ask to:
- Adjust the asking price
- Add or swap photos, for example after seasonal landscaping
- Correct or expand the property description
- Change showing instructions or availability
- Temporarily withdraw the listing
Both packages include unlimited listing changes, subject to applicable MLS rules and brokerage review.
What Does a Cape Cod & Islands MLS Listing Cost?
Cape Cod & Islands MLS doesn't sell listings to homeowners; you pay the brokerage's fee for entering and maintaining the listing. For applicable Cape and Islands locations, both of our packages include listing on Cape Cod & Islands MLS as the primary MLS:
- Standard, $149: 6-month listing term, up to 25 photos.
- Premium, $188: 12-month listing term, up to 50 photos, Open House Alerts included.
If you also want exposure to agents who search MLS PIN, you can add MLS PIN as a second MLS for $150 during checkout. These are our prices, not fees charged by Cape Cod & Islands MLS. Compare everything on the pricing page.
Neither package requires a buyer-agent commission, and compensation offers are not placed in the MLS listing. Any payment to a buyer's agent is a separate agreement negotiated outside the MLS.
What Happens When the Home Goes Under Contract or Sells?
Tell the listing brokerage promptly when you accept an offer, if the contract falls through and when the sale closes. The brokerage updates the listing status according to the transaction and Cape Cod & Islands MLS requirements, so agents know whether the home is still available.
Updates may not appear instantly. The brokerage may need to review documents, and public websites refresh on their own schedules.
