View packages- What is a flat fee MLS listing?
- A flat fee MLS listing puts your home on the MLS for one set price instead of a traditional percentage-based listing commission. Your home gets MLS exposure while you stay in control of pricing, showings and offers.
- How much does it cost?
- There are two packages: Standard at $149 and Premium at $188. Optional upgrades can be added during checkout.
- What is included in Standard?
- Standard ($149) includes a 6-month local MLS listing, up to 25 photos, syndication to Zillow, Realtor.com and other major real estate websites, state-required forms and disclosures, unlimited listing changes, and your contact information shown on the MLS.
- What is included in Premium?
- Premium ($188) includes a 12-month local MLS listing, up to 50 photos, Open House Alerts, syndication to Zillow, Realtor.com and other major real estate websites, state-required forms and disclosures, unlimited listing changes, and your contact information shown on the MLS.
- Which MLS will my property be listed on?
- MLS PIN is the primary MLS for most Massachusetts locations. Cape Cod & Islands MLS is the primary MLS for applicable Cape and Islands locations.
- What is MLS PIN?
- MLS PIN is the primary MLS for most Massachusetts locations, including Berkshire County properties under the standard package.
- What is Cape Cod & Islands MLS?
- Cape Cod & Islands MLS is the primary MLS for applicable Cape Cod and Islands locations.
- Can I add a second MLS?
- Yes. You can add a second MLS during checkout for $150.
- How does the $150 Second MLS option work?
- It adds the other Massachusetts MLS system to your listing: MLS PIN or Cape Cod & Islands MLS, for additional market exposure.
- How is Berkshire County handled?
- Berkshire County properties are listed on MLS PIN under the standard package.
- What is the optional Berkshire County MLS Service?
- It is an optional $250 checkout upgrade for sellers who specifically want an additional listing in Berkshire County MLS.
- Does a Berkshire County property have to purchase the $250 Berkshire County MLS upgrade?
- No. Berkshire County properties receive MLS PIN under the standard package. The Berkshire County MLS Service is optional.
- Are Open House Alerts included?
- Open House Alerts are included with Premium. With Standard, they can be added during checkout for $50.
- How do listing changes work?
- Both packages include unlimited listing changes.
- Is a buyer-agent commission required?
- No. Neither package requires you to offer a buyer-agent commission.
- Where will the listing appear?
- Your listing appears on the MLS and is syndicated to Zillow, Realtor.com and other major real estate websites.
- How do buyers and agents contact the seller?
- Your contact information is shown on the MLS so agents can contact you directly. On public real estate websites, buyers may contact the listing office, and optional Call Forwarding can route those calls to your preferred phone number.
- What are Call Forwarding and Showing Time?
- Both are optional $50 upgrades. Call Forwarding routes buyer calls from Zillow, Realtor.com and other third-party real estate sites to your preferred phone number. Showing Time lets you manage agent showing requests and appointments for your MLS listing by text or email.
